Real Estate Capital: Fundraising Is Not Valuation Recovery

Real estate capital is still being raised. But valuations are no longer moving together.

Blackstone’s Q3 2026 results, released on 22 October, offer a useful distinction. Across the firm, $63.3bn flowed in during the quarter and total AUM reached $1.368tn. Yet within real estate, its opportunistic funds recorded -3.2% quarterly appreciation, while Core+ funds delivered +1.6%. Real estate AUM fell 4% year-on-year to $309bn.

These are Blackstone portfolio figures—not European market indices or transaction-level cap rates. They nevertheless illustrate why an aggregate fundraising headline tells us little about the price at which individual properties can be financed or sold.

A key underwriting implication is the separation of three questions:

1. Is there investor capital for the strategy?

2. What is the asset worth today, using observable NOI, cap rates and execution risk?

3. Can that value be realized within the sponsor’s actual debt maturity and exit timetable?

A value-add deal may have strong medium-term fundamentals but still face a near-term financing gap if leasing, refurbishment or disposals take longer than modeled. Conversely, a stabilized income asset may support financing on different terms even in the same market.

For lenders and preferred equity investors, this argues for underwriting the path to exit—not just the exit yield. Stress the holding period, interest carry, capex contingency, refinance proceeds and the timing of distributions before quoting a target IRR.

The relevant divide is not simply “real estate versus credit”. It is between assets with resilient cash flow and executable exits, and those whose business plans depend on both arriving exactly on schedule.

Capital inflows measure appetite. Valuations measure current assumptions. Cash realization tests whether those assumptions can actually be monetized.
